NC Landlord Rules Every Owner Should Know

North Carolina gives landlords a fairly clear rulebook, and most owner headaches come from a handful of avoidable mistakes.

Security deposits are the first one. North Carolina limits deposit amounts based on the length of the lease, requires the deposit to be held in a trust account with a licensed bank or covered by a bond, and requires the tenant to be told where it is held. Deductions must be itemized and delivered within the statutory window.

Repairs are the second. Owners have a duty to keep the rental fit and habitable — heat, plumbing, electrical, and structural safety. Documenting requests and response times protects you if there is ever a dispute.

Entry, notice, and lease renewals should be spelled out in writing rather than handled by text message and memory. So should late fees, which are capped in North Carolina.

Finally: keep records. Signed leases, inspection photos, receipts, and written communication. Nearly every landlord dispute is won or lost on documentation.
